Coastal Virginia sits low, with sandy soils and a water table that's often close to the surface. Water can come up through a crawl space floor even when it hasn't rained for days. Storms add heavy rain and wind-driven water, and soft soil holds a home less firmly when it's saturated.
Humid summers finish the job, keeping wood under the house damp for months. Sills and joists soften, termites move in and floors begin to dip. Farther inland, clay soils bring a different set of issues, with more wall pressure and less standing water.
Most of the homes we work on near the coast have crawl spaces, and a few have partial basements. Drainage, sealing and wood repair usually come together here, and water always gets handled first.
