Northwest Arkansas sits in the Ozarks, with clay over rock and plenty of slopes. Soil depth can change quickly, from several feet of clay to solid rock over a short distance. When part of a house sits on rock and part on clay, the two don't move together.
Rain is the main driver. Heavy spring storms send water downhill toward houses cut into the hillside, and it runs along the top of the rock and clay layers. That pushes on uphill walls and floods crawl spaces that stayed dry all winter.
We see plenty of crawl spaces and basements, including newer homes on freshly cut lots. Most jobs begin with moving water away, and then we add supports, reinforce walls or drive piers to rock.
